    New home buyers don’t want to settle for a used house – only new home construction will fit their needs/desires.     MYTH #1.  The new home center sales agent will help me so I don’t need my own Realtor.

    REALITY:  Hire your own agent at the start of your hunt to buy new construction.  If you wander into the new home sales office without representation, many builders will NOT allow you to hire your own agent later.

    The builder’s sales agents are paid to represent the builder, regardless of what they may tell you.  It’s critical that you understand that she/he represents the best interests of the seller – not you as the buyer.

    MYTH #2.  As a buyer I’ll have to pay more since Builders charge more when Realtors are involved.

    REALITY:  ABSOLUTELY FALSE!  In fact, builders encourage Realtors to bring in their clients by offering periodic buyer incentives and financial promotions. Your own agent will represent you and be your fiduciary, and he or she is required to disclose the positives as well as the negatives about the transaction. Builder’s agents don’t discuss drawbacks. Your own realtor is required to put your interests first.

    MYTH #3.  Having a new home built is complicated enough –let alone from hundreds of miles away.
